What the work involves

Fixing the cause, not just the stain

A water stain on the ceiling is where a leak shows up, not usually where it starts. Water can run along the decking and rafters a good distance before it drips through, so our first job is tracing it back to the real entry point.

That entry point is often small: a shingle lifted or torn by wind, flashing that has pulled away from a chimney or wall, a cracked rubber boot around a vent pipe, or a valley worn thin from years of runoff. Each of those needs a different repair, and smearing sealant over the spot rarely holds for long.

Once we know the cause, we repair it with materials that tie back into the roof around it. If we find soft decking or more wear than a repair can reasonably handle, we tell you so and show you what we saw, then you decide what makes sense for your house.

What to watch for

Most repairs start with something a homeowner notices. If any of these sound familiar, it is worth a call before the next heavy rain.

Call (717) 455-0403
  1. Stains or drips inside

Brown rings on the ceiling, damp spots in the attic, or peeling paint near the top of a wall usually mean water is already getting through.

  2. Shingles in the yard

After a windy night, pieces of shingle on the lawn or driveway mean a section of roof is exposed.

  3. Lifted or loose flashing

Metal around chimneys, skylights and walls that has bent or pulled away is one of the most common leak sources.

  4. Cracked vent boots

The rubber collars around plumbing vents dry out and split over time, letting water run straight down the pipe.

  5. Granules in the gutters

A buildup of grit in the gutters or at the downspouts means shingles are wearing and may not shed water like they should.

FAQ

Roof repair questions

Have a different question? Call any hour and ask.

Can you come out for a leak at night or on a weekend?

We are open 24 hours, seven days a week, so call as soon as you notice the problem and we will talk through next steps.

Is the repair estimate free?

Yes. We look at the roof and give you a free estimate on the work you need.

How do I know if I need a repair or a new roof?

A single problem area, like flashing or a vent boot, can usually be repaired. If shingles are failing across much of the roof, replacement may make more sense. We show you what we find so you can decide.

What should I do until you get there?

Move belongings away from the drip, set out a bucket, and do not climb onto a wet roof. Then give us a call.
